Designing and building your office.

We've come from a bit of an unusual background, as we've grown from neither a pure design consultancy background nor pure construction background. Commercial interior design is very different to other forms of architectural design, as is its construction. Where we feel we can add the most value is our flexibility and understanding. We put our clients at the centre of what we do, so that your needs are always being considered, at every stage of the office design project.

Construction

Speed is of the essence.

We know that once you've decided that you want your new office, you'll want to get it as quickly as possible, and with minimum fuss. We can carry out design work and costing and tendering processes simultaneously, which speeds up the whole process significantly.

Our expert design and project management teams are primed to pick out any potential problems at the earliest stage and iron them out before they see the light of day - and way before a more traditional design and tender approach could.

Taking responsibility.

Because we both design and construct, there's no internal division of design responsibility. That means we've got a very clear understanding of the task at hand, and attention to design detail at this early stage is second to none.

We're fully immersed in every project we work on and recognise that ultimate design responsibility lands with us. That's why we're aware of the need for comprehensive and accurate briefing documentation, an understanding of the flexibility to be designed in, and a constant awareness of any amendments to the brief in hand.

Being flexible and embracing change.

Inevitably there will be change along the way. Designing and planning an office refurbishment will generally mean that several things are thrown up that require attention and possibly an adjustment in order to best fit your brief. That's why we're as flexible as we can possibly be. As constructors, our natural tendency is get the work done as quickly and efficiently as possible.

However, with our design hats on, we also strive to ensure that any required changes are incorporated into the original timescale where possible, to achieve the best result. We'll do everything we can to ensure that your project doesn’t overrun, and if necessary will look at using reliable, known sub-contractors to help us pull the stops out.

Top drawer quality.

We provide graphics, visuals and actual material or product samples relating to office refurbs to our clients as early as possible in the process so that everyone involved is aware of our intent before the practical work begins.

That means that quality issues will have been agreed long before work starts on site. We're as determined as you are that the end result is excellent and exceeds all expectations, as we're quite proud of our name and reputation, and want to make sure that it stays that way.

That's one of the reasons why we have a three stage snagging policy, which stipulates that any workmanship problems that come up are identified and addressed by 1, our trade foreman, 2, by site management, and 3, by our project managers - all before any client inspection takes place.

Looking after the pennies.

There's nothing we find more irritating than vague suppositions on quite important things (like money). You know the type we mean - 'that will cost you around...', 'it's hard to say at this stage, but...', 'we'll have a clearer idea once the job's done...'. Codswallop, we say. Which is why we extend a completely transparent pricing structure to everyone we work with.

We don't use 'consultant budgets' in our estimates, we give you fixed prices. If the spec doesn't change, neither will the cost. This, we hope, will make your life a lot easier when managing internal budgets.

We're in the favourable position of being able to commit to construction costs well before detailed design is even finished, because we can involve all construction parties in projects at a very early stage. Handy.

Managing your project.

We assume full responsibility for project management for all of our projects. We also take care of supervision of the space planning, office design, on-site construction works, furniture installations and physical relocation.

We have highly effective processes and procedures in place which include:

  • detailed project programmes
  • construction documentation
  • cost planning
  • critical path analysis

This all helps to ensure that our project programmes are achieved and communication with everyone, from clients to suppliers to consultants, is tip-top all the way to completion.

Our ultimate aim is to make your life as easy as possible. We manage the entire office design process, and you can be as involved as you want to be. At the end of the project, before we hand over your beautiful new office, we carry out final quality assurance inspections to make sure everything meets our impeccably high standards.
